Out with the old, in with the new

We've all heard this phrase before in one way or another- " out with the old, in with the new.."  I'm going to relate this phrase to the bid process in custom residential construction and remodel.  Most reputable builders and individual homeowners often seek out a min. of 3-4 competing bids on a given project, which is very smart.  They usually provide the architectural drawings and other important details- MAP, etc.,  and ask for a bid number in a short turn around.  Once all of the bids are turned in, they usually skim through the details and focus on one item and one item only- the bottom line price.  How much does it cost?   It s unfortunate, but most builders and homeowners will solely focus on the lowest number, rather than the best number.  I always tell our clients and builders we work with...." It s not how much a job cost on paper during the bid process, but rather, how much does a job cost after completion." 
Price is definitely an important factor when choosing the right contractor, but keep in mind that the price can be derived several different ways.  One of the most important steps for any job to be successful is for it to run efficiently from start to finish.  During the bid process, it is important to choose a contractor with the experience and knowledge to bid a job the correct way- making sure they include the appropriate materials, labor, and supervision, without compromising any quality or service.  It is also important to make sure they have a proven track record of carrying out their bid on paper effectively into the field once the job starts.
Too often, inexperienced or greedy contractors will submit a very aggressive, low price to secure as many jobs as possible.  Once they have the job secured, they wash their hands of their responsibility for that specific job, only concerning themselves with collecting a check when the job is complete.  They will also use cheap and inferior materials to save themselves as much money as possible, without worrying about the integrity and quality of the job.  Their jobs are often unsupervised and employed with poorly trained labor.  Too often with these scenarios, the builder or homeowner is left with a huge headache on his/her hands.  In the end, the small amount of money they thought they were saving during the bid process turned into a significant loss with all the unnecessary construction delays, overruns, and poor craftsmanship.
